ROLE RESPONSIBILITIES
The Head of Region is overall responsible for the smooth day to day running of the Block Operations team across their region. In your role, you will be overseeing and working closely with the different Property Managers on a day to day basis and supported by the centralized services functions covering Finance, Facility Management as well as the Property Support Team. This role will also form part of the Block Leadership Team and will therefore be involved ingroup wide initiatives and best practices, working as a team to deliver a single block business, including alignment of processes, initiatives and portfolio management across the country.
Your responsibilities include but are not limited to:
Partner with Executive Leadership Team to develop and implement the regions short, mid-and long-term goals and objectives and ensure that they align with the core values of the company.
Provide leadership and coaching to direct reports in the region and to the wider team to ensure efficient running of the Region and overall team development.
Run an efficient and effective Region ensuring metrics and KPIs are being monitored and regularly met and that you and your team are managing the relevant block portfolio and regular report on KPIs to Senior Management
Performance manage team members where required to get them to meet set metrics and KPIs
Develop and suggest best practices and procedures that could be applied across the business area as well as wider areas
Organisation of the Regional Block Management portfolios, including associate property allocation
Oversee new business development opportunities by creating and following up on leads, along with cultivating existing business relationships.
Cultivate and enhance the Company culture through alignment with the wider Corporate culture strategy that is implemented via specific training courses, culture committee meetings and monthly initiatives.
Facilitate regular training sessions with associates, identify training and development needs, and recommend additional training for the region as needed.
Oversee all growth for the department and partner with the Talent team on recruitment, interviews, selection, evaluation and onboarding process for direct reports and for indirect reports as needed.
Enforce all region and company-wide policies, procedures, and performance standards and provide coaching and corrective discipline, as necessary.
Review and assist management teams with the preparation and review of annual property budgets and ensure that all monthly financial and operational reporting is done on a timely basis and accurately.
Ensure sites are complying with all policies requirements and compliance as it relates to safety, the reporting of unsafe work practices, and accident prevention and reporting.
Implement and manage systems and processes to ensure statutory and regulatory compliance.
Develop and maintain successful relationships internally and externally with the various stakeholders by maintaining confidentiality in sensitive matters and having the ability to influence and negotiate the successful resolution of inquiries and disputes.
Manage developments and client/owner relationships to ensure business retention.
Responsible for your Profit and Loss Account, reporting on progress and providing commentary through the monthly Business Review Meetings, ensuring your Region runs in line or better than budget, is operating efficiently and in compliance with all rules and regulations.
Keep abreast of current changes in technology, leasing and sales tools, processes, and standards within the industry and area(s) of responsibility by attending internal and external training programs and by accessing other sources of information, and applies knowledge and practices to area(s) of responsibility.
Responsible for advising and explaining to the team of legislative changes affecting block management.
Carry out regular meetings with direct reports as well as skip level meetings with the Property Managers and wider team.
Visit all large developments and key client sites at various points through the year, and undertake ad- hoc property inspections to ensure standards are maintained.
Ensure visibility, attending each office at least once per week or equivalent.
Work alongside the management teams in the ancillary services (service charge accounting, insurance, legal etc) and promote the use of and collaborate to achieve excellent service provision.
Networking across the industry
Responsible for integration of new business across department
Represent the companyat external meetings, trade meetings and conferences.
Attend, prepare and present at client meetings.
Undertaking any other reasonable duties commensurate to the role

YOUR BUILDING BLOCKS OF SUCCESS
Ideally 7 years in a regional supervisory/management role
High level of technical leasehold knowledge
MTPI / AssocRICS qualified, or will be required to complete within 12 months of appointment
Demonstrable track record in block management
Strong understanding of a property and compliance requirements
Significant experience of managing and leading a team
Able to use initiative and take responsibility for providing solutions.
Work innovatively and proactively with accuracy and attention to detail
Experience of partnering with other internal departments being flexible and cooperative
Ability to prioritise and manage high workloads in peak periods
Strong presentation skills, able to articulate to a high standard to secure and maintain business.
Superb written, verbal, and interpersonal communication skills
Able to gather, assimilate, analyse, and effectively summarise information and give briefings
Experience in the Building Safety Space in relation to all ongoing Building and Fire safety amendments
Tech savvy, being competent working with Microsoft Office and able to pick up software like Qube and FixFlo quickly.
