About the Company
We are seeking a highly organised and motivated Senior Block Manager to join our clients block management team. The ideal candidate will be responsible for overseeing the day-to-day management of residential blocks, ensuring that properties are maintained to the highest standards while providing excellent customer service to residents and stakeholders.
Responsibilities
- Manage a portfolio of residential blocks, ensuring compliance with all health, safety, and legal requirements.
- Oversee property maintenance and repair works, ensuring that all issues are addressed promptly and efficiently.
- Organise and manage service contracts, including cleaning, gardening, and other essential services.
- Coordinate with contractors and suppliers to ensure high-quality work is delivered on time and within budget.
- Prepare and manage service charge budgets, keeping accurate records of all expenditures.
- Conduct regular property inspections to identify and address maintenance issues or non-compliance.
- Handle all resident inquiries, complaints, and requests in a timely and professional manner.
- Ensure that all property insurance, certifications, and compliance checks are up to date.
- Organise and attend residents’ meetings, providing clear updates on property management issues.
- Liaise with freeholders, leaseholders, and other stakeholders to ensure smooth property operations.
- Keep up to date with legislation affecting property management, ensuring full compliance with relevant regulations.
Required Skills and Qualifications
- Certification in Block Management (e.g., TPI, IRPM or ARMA accreditation).
- Proven experience in managing residential properties or blocks.
- Strong understanding of property management legislation, including health and safety, and leasehold regulations.
- Excellent communication, interpersonal, and customer service skills.
- Strong organisational and time management skills with the ability to prioritize tasks.
- Proficient in property management software and general IT skills.
- Ability to work independently as well as part of a team.
- Full driving license (preferred but not essential).
