Building Fabric Technician

Job Description
Job Purpose:
The Building Fabric Technician is a multi-site role offering building fabric maintenance services across a range of disciplines aimed at keeping services and costs in-house. There work includes a mix of PPM and reactive building fabric works internally and externally to include:
Building
* Roof - repair roof leaks, gutter and gully repairs and replacement
* Brickwork – repairs to walls
* Floor – repair and replacement of vinyl and ceramic tiles
* Car Park / yard works
Fabric
* Install and repair internal cladding, wall tiling, doors, protection works, office workstations, signage, carpentry, plastering and general shop fittings.
* Painting and decorating
* Carry out minor painting repairs.
* Plumbing and drainage
* Replace toilets, sinks, drainage lines and sanitary units and panels.
* Repair leaking taps and washers.
Joinery
* Wall, floor, and associated fittings repairs.
* Ironmongery and hardware repairs and replacement.
Planned Maintenance
* Roller shutters – annual PPM and reactive repairs
* Trolley bay – bi-annual PPM
Key Accountabilities
- Attend training courses as and when necessary, by the company.
- To carry out minor alterations and installations within the individual’s technical competence in accordance with current specifications agreed with M&S.
- Complete all necessary PPM’s and reactive maintenance schedules within agreed timescales and to ensure all necessary paperwork is completed accurately and as required.
- Carry out all tasks in accordance with specific KPI’s.
- Responding promptly and positively to service call requests from the Helpdesk and to assess the requirements of the job and carry out repairs as necessary.
- Monitor and update the Mercury system including live job updates.
- Prioritising and completing minor maintenance and repair work to agreed timescales.
- Ability to maintain/repair a range of building fabrics and ground works, to recognised standards whilst working with minimum supervision.
- To liaise with project teams on store alterations, modernisations, and other relevant works.
- To identify non-repairable issues and promptly advise the AMM of findings, with recommendations regarding suitable alternatives.
- Although aligned to an area for the purpose of PPM completion there may be times that the BFT may be required to attend other sites to carry out work.
- Support other City technicians/teams with any major or minor maintenance work.
- Comply with the company policies and procedures.
- Complying with the company Health and Safety Policy at all times.
- Complete all mandatory online training and Evolve modules.
- Represent the company in a professional manner at all times and develop a good working relationship with City and client colleagues.
- Work with company and client colleagues to ensure laid-down standards of quality are maintained at all times.
- Ensure that all costs are approved.
Financial Responsibilities:
- To carry out work in the most cost-efficient manner.
Knowledge, Skills and Abilities:
- Educated to GCSE / Standard Grade level as a minimum.
- Level 2 NVQ General Building Operations or similar is essential
- A valid CSCS is essential.
- Level 2 Diploma in Construction Skills Bench Joinery, or a Level 2 Extended Diploma in Site Carpentry is desirable.
- Level 2 NVQ in Painting and Decorating is desirable.
Specific Knowledge:
- Previous experience in shopfitting or building maintenance is required.
- Ability to maintain and repair a range of equipment.
- Quality of repairs and maintenance.
- Speed and efficiency of work.
- Problem Solving.
- Good PC Skills – iPad.
- Full driving license.
