Job DescriptionJob DescriptionWe are seeking a highly motivated and detail-oriented Preconstruction Coordinator to join our dynamic team.

Responsibilities:

Bidding Coordination:
Coordinate bidding schedules to determine project feasibility.
Prepare bid packages, including plans, specifications, and soils reports.
Solicit bids from subcontractors and coordinate bid responses.
Manage bid documents and ensure timely submission.
Prepare necessary paperwork for bids, such as bonds, insurance, and MBE/WBE advertising.

Subcontractor Design Build Proposals:
Prepare proposal documents, including letters, spreadsheets, clarifications, and alternates.
Complete owner's bid documents and online procurement procedures when necessary.
Post-Award Coordination:
Prepare agreements and bid grids for awarded projects.
Assist with job setup and provide support to the Project Manager.

Preconstruction Services:
Meet with clients to discuss projects and provide cost estimates.
Develop preliminary control budgets during design phases.
Conduct constructibility reviews.
Provide alternate pricing options.
Prepare budgeting for Value Engineering.

Conceptual Estimates and Bid Proposals:
Review bid documents and attend pre-construction meetings.
Perform takeoffs and cost analysis.
Prepare general conditions and address subcontractor questions.
Obtain design fees and estimate costs for permits and utilities.
Review subcontractor bids and request revisions as needed.
Determine lowest responsible subcontractor quotes for inclusion in proposals.

Qualifications:

Bachelor's degree in Construction Management, Engineering, or related field preferred, but will take industry experience i place of education..
Strong organizational skills and attention to detail.
Excellent communication and interpersonal skills.
Proficiency in construction estimating software and project management tools.
Understanding of construction processes and industry standards.
Ability to work independently and as part of a team.
