The Assistant Property Manager (“APM”) will act as the assistant to the District Property Manager responsible for the general management of their assigned apartment developments in Jersey City. The APM will assist with the administrative burden of both management and maintenance personnel activities relating to property management. The APM will act as an additional layer of support in ensuring that all maintenance work orders, turnover production and leasing/compliance tasks are completed professionally while maintaining a safe work environment at these same developments.
The APM will demonstrate professional presentation and provide excellent customer service to residents thus encouraging long-term tenancy. The APM will demonstrate this same high level of customer service to all particularly with RPM’s staff and many housing partners.
Duties and Responsibilities
- Assist the District Property Manager with all general management of their assigned apartment developments
- Consistently market the properties to high standards by optimizing curb appeal.
- Travel to assigned properties throughout portfolio to interview prospective tenants, collect documents and record information to ascertain their eligibility. Hold on-site office hours and host open houses at new and existing properties.
- Maintain property waitlists by purging semi-annually, ensuring waitlist is always fresh with viable leads and current household information.
- Work along with the Leasing & Marketing Manager to keep property and 3rd party listing websites current and increase marketing efforts when waitlists need additional, viable leads.
- Discuss leasing process, availability of units and terms of lease with applicants.
- Ensure there is an audit ready lease file with all documents executed in the assigned order and uploaded in Yardi.
- Conduct market studies monthly to submit to Management to make sure we are staying consistent with current market trends and our rents are in-line with comparable properties.
- Maintain quality of product by walking tour path and document any items that need to be addressed.
- Assist with managing the eviction process at all sites.
- Proactively manage housing partner subsidy programs and relationships .
- Assist the DPM with managing accounts payable so that the properties can successfully meet all financial obligations timely.
- Share best practices with colleagues not only within the assigned district but more broadly within RPM.
- Ensure work orders, preventive maintenance, and apartment turns - all to be done within company policy timeframes at all locations. Bring forward any concerns to the attention of the DPM.
- Practice exceptional customer service, professionalism, safe work practices daily.
- Assist the maintenance TEAM with the optimum use of technology/Mobile Maintenance/Yardi, Fair Housing and the RPM Safety Management initiatives.
- Partner and work closely with all departments within RPM Development Group.

Required Education and Experience:
- High School Diploma required/College degree preferred/APM a plus
- Three years of increasing property management responsibility to include all aspects of a multi-site operation.
- Knowledge of both affordable housing and market-rate housing preferred
- Technology literacy and a solid understanding of operating software, Yardi experience preferred.
- Requires a valid driver’s license, an insured vehicle, and the ability to travel (between properties)
Working Conditions:
- Ability to work periodic flexible hours is required. The ability to travel by automobile is required.
- Prolonged periods sitting at a desk and working on a computer.
- Ability to work at property locations within or near transitional neighborhoods
- Ability to climb stairs, take elevators, bend, squat, reach overhead and lift up to 15 pounds at times.
