The Facilities & Maintenance Lead in Southern Europe is responsible for the overall retail stores and headquarter office facilities management in the cluster. This role will manage a portfolio of retail locations, overseeing day-to-day maintenance and repair orders. S/he will ensure the stores' upkeep, equipment maintenance strategy, and issue resolution for all Southern Europe stores. This position also leads the planning and execution of capital facilities projects specific to punch list completion and warranty issues to ensure that they are completed as designed, within budget, on schedule, and to Tiffany & Co.’s standards. Responsibilities Oversee and coordinate Facility and Maintenance planned activities (ordinary and extraordinary) for all the countries of the cluster. Coordinate remedial work for store emergencies and ensure that vendors have a solid plan of action when addressing issues, following Tiffany & Co standards. Communicate with stakeholders and provide updates as needed to ensure that issues are corrected and work orders are closed in a timely manner. Visit all retail facilities as needed and partner with Retail Excellence Managers to complete quarterly site audits detailing store conditions along with supporting documentation and work orders. Act as the first contact for stores and headquarter’s staff regarding any issues in the cluster related to facility and maintenance. Conduct periodic site inspections to ensure the highest standard aspects and to check execution of planned and extraordinary maintenance activities. Coordinate contractors, suppliers, and any other stakeholders to supervise the progress of work. Check site adequacy regarding health and safety in coordination with RSPP/HSE. Manage procurement and orders for all materials and services needed. Archive documentation in line with local regulations. Organize the tendering process to support Finance and Retail Operations in evaluating and selecting the best contractors. Collaborate with Retail Operations and Store Planning for new openings according to store network development, including site surveys, contractor selection, and project management. Support in budget estimation and cost control for ordinary and extraordinary activities (purchase order management, collaboration with the accounting department, and contractor documentation and payments issues). Qualifications Degree in Engineering, Construction, Facility Management, Building Technology, or equivalent work experience. 5-7 years of experience in facilities management, preferably in a retail environment with emphasis on integrated real estate services. Strategic problem solver with a service-oriented mindset, able to implement strategic vision and deliver real results. Excellent communication, negotiation, and analytical skills. A collaborative player who is agile and able to partner across all departments. Proficiency in Microsoft Project, Excel, Word, and PowerPoint. Ability to read construction documents. Design and detail-oriented. Client-focused. Luxury retail experience. Fluent in English and Italian; a third language is an appreciated plus. J-18808-Ljbffr
